Walden Park in Walnut Creek
If you're looking for something that's kind on the larger side, also newer, also good neighborhood, also, good schools, I've got the perfect complex for you. It's called Walden Park Commons. It's on Oak Road. It's just a little bit south of Treat and Geary where the Pleasant Hill BART Station is. And it's right by the Iron Horse Trail. So, you can get to downtown Walnut Creek pretty easily. You can walk there, you ride the bike, you get one of those little fancy scooters, whatever floats your boat.
What’s in Walden Park?
It feels newer because it was built in the last 10 to 15 years. It was 2012. In fact, there are about 60 units total and there are townhomes. They are centered around like an open green space. People have garages, there are lots of parking, you can park on the street. There are also spots for other people or guest parking too and it just feels like a nice well-appointed complex which they don't really make that much of anymore. A lot of them are just condos or extreme high-end luxury. There's not sort of this nice middle range, and this is on the upper middle range certainly. The homes here are 2, 3 and 4 bedrooms. They're bigger, 1600 square feet is about the average, but they go all the way up to 2,000 square feet and that's nice because you're getting essentially the size of a starter single-family home in Walnut Creek for a lot more of an affordable price. And if you don't need a backyard and you want something that feels newer, Walden Park Commons is a great place to look.
Is Walden Park affordable?
Of course, Walden Park Commons has Homeowners Association dues that are not that bad. They're a little above average, but that's just because it's a bit of a newer complex. It does have a pool. So that's always going to add a couple of bucks on to your HOA bill and it has a clubhouse too. So, who lives at Walton Park Commons? It's kind of a mix. You have younger professionals, people just starting out maybe a couple with one kid or another one on the way and they don't need the big backyard just yet. They want to save a little money and still in the Walnut Creek school district, which is good. And then you have the older generations like the downsizers people that are still of retirement age, but aren't, you know, of a certain age where they don't want to walk up downstairs because Walden Park has stairs because as anything built in the last 20 years with developers do is they build up rather than out. The schools for Walden Park Commons are Buena Vista Elementary, Walnut Creek Intermediate and Las Lomas High School. If this is an area that you're interested in, you're looking for a good upper midrange townhome that feels new and has plenty of space. It should be on your list.
