City Oaks in Walnut Creek
One of the condo complexes that I really like that's in the midrange, top of the midrange, let's say, it's called City Oaks. It is right on Oak Road, right by Walden Park. It's about equidistance between Pleasant Hill BART Station and Walnut Creek downtown area. So you can walk to both. It's right on the Iron Horse Trail so you could ride your bike and even get there quicker.
What’s in City Oaks?
It's a great alternative for people who are looking for something that's private and it has sort of an urban-y feel even though you're also in the suburbs. Everything is single-level, which is great. There are elevators in every building, there are three stories, and all of the units are somewhat roomy. They're open concept where the kitchen kind of looks out into the living room and then the bedrooms are split off. Usually, they're separated, which is great because if it's like a roommate situation, you have your own space and your own bathroom. City Oaks was built in the early nineties. So it has washers and dryers in the unit, which is key. A lot of people insist on that and I can't blame them. Anything built less before, say City Oaks probably not going to have washers and dryers in it. But you're in luck if this is important to you. Here's another cool thing about City Oaks: garages. Yeah, this is kind of rare because most condo complexes in Walnut Creek, they don't have garages, they have shared parking or everyone gets their own space, but it's a, more of a car park type thing. What's cool about the garages is they're deep at City Oak so you can park your car, but you can also store a ton of stuff on the top shelf or in the back.
Is City Oaks affordable?
HOAs for City Oaks are about on the average of what you'd expect. And for that you get the gated parking, outdoor maintenance, your trash and your water and your sewer paid for. It has a pool which isn't bad. It's not going to win any records for design. It's your average condo complex pool, but they take really good care of things over at City Oaks. I've sold a couple of units in there. So I know if this is an area where you're really interested in, you want sort of that Midrange Walnut Creek experience, City Oaks should be right on your list.
