3 Condos with Low HOAs in Walnut Creek
When we first start working with people who want to buy a condo, it's always the same thing. I want to buy a place, but I just don't want to pay a Homeowners Association and we get it. It's a necessary evil. It's the price of doing business and it's like you're spending money on things that you don't use. It's an extra 400/500 or even more a month for stuff that what do you get, like somebody to come around with a leaf blower? We get it. So, in that spirit, here are three condo complexes in Walnut Creek with lower-than-average Homeowners Association dues.
1919 Ygnacio Valley Road a.k.a Ygnacio Gardens
Number 1, 1919 Ygnacio Valley Road. It's also known as Ygnacio Gardens, and it's tucked right behind the shopping center that's across from Heather Farm Park. So, it's not exactly the epicenter of downtown Walnut Creek, but it's not that far either. You're close to shopping, you're close to the park and you can get to downtown about 5-10 minutes. These are all one-story units, three bedrooms, a little on the dated side, no laundry, but you do get a pool and for that, the Homeowners Association dues, at least at the end of 2023 are only $390 a month.
Ygnacio Terrace
Another complex is right down the street. It's called Ygnacio Terrace. It's right across the street from John Muir and it's the two story. They're all one-bedroom units. There's no laundry, there is a pool, water, trash, sewer included, everything you'd expect for a Homeowners Association. And as of the end of 2023, dues are only 385 bucks a month. This is a really popular place for people who are nurses or in the medical field, doctors that just want to be able to walk across the street to John Muir, you're able to rent these units. It's a great choice, especially if you don't want to break the bank with HOA dues.
City Oaks
The last condo complex with lower-than-average HOA dues is called City Oaks. These are a little bit more than the ones I've been talking about. But what you get is really good. There's a pool and clubhouse. It's an elevator building, exterior maintenance, and garages. You get a lot here and the HOA dues are $456 a month, which is below average for this size of a complex in this location. Most times, they're well into the high five hundreds, even low six hundreds these days. Ew! I know.
